Spring cleaning is a term that’s evolved over time. It used to mean tidying up around the house, and then it became more of a metaphor for life. Spring is an opportunity to check the important things in your life. Rather than acting as a literal concept, it’s now more of a calendar reminder. Today, we’re sharing some spring cleaning tips that can help you check in on the health of your rental property and the performance of your tenants.

Spring Cleaning and Spring Reviews

With investment properties, things seem to happen annually. You should perform your spring cleaning every year so you can get an idea of what needs to be fixed right now, what will need to be fixed in the future, and how your property looks and performs overall.

Checking Your Insurance

In Florida, spring is the season of calm before the storms. Thunderstorms aren’t a daily occurrence yet, so it’s a good time to stop and review your insurance policies. Make sure you have the right insurance, and be sure that your property management company has a copy of your policy on file. Adding your property manager as an additional insured is a great way to get claims handled quickly. If your manager is listed on your policy, we can take care of any claims for you right away.

Landscaping in the Spring

Spring is the time to check the trees around your house. Make sure they aren’t overgrown, and check the gutters in case they need to be cleaned out. Tenants are usually responsible for mowing the lawn and maintaining the small shrubs and trees, but you want to check on the trees that may have branches falling on the roof or damaging the pavement. Get the trees trimmed every spring, and make sure the landscaping is in good shape.

Spring Cleaning Your Exterior

It’s easy to forget that the exterior of your house needs to be spruced up every once in a while. Taking care of this after the winter is a good idea. As an owner, you’re responsible for maintaining the exterior. Wash the property every spring so you can remove the dust, spiders, nests, and other debris that gathers on the outside of a property. This will keep the home looking good to potential renters. Pressure wash your decks, driveway, and patio. It will also boost your curb appeal.

Complete a Pest Inspection

A springtime pest inspection is also necessary. Your property manager should be reviewing your property throughout the year, but it’s hard to see every pest or insect that might be invading your home. Hiring a professional pest inspector to look at the home and treat it, if necessary, is a great way to protect your property and keep your tenants happy.
