  • What happens if you receive multiple applications on a property?

    Multiple Applications – Applicant acknowledges it is entirely possible that Legends Realty may receive multiple applications from unrelated individual applicants on the same property at approximately the same time. We will process all applications for consideration as to what we (in our sole discretion) deem the best applicant, which may not necessarily be the first application received. In such cases, more than one applicant may be approvable, however only one will eventually be approved. Because we represent the best interest of the rental property, we will accept the best application, which may not necessarily be the first application received. In order to evaluate the various applications it is necessary for Legends Realty to expend time and cost in credit reports, criminal reports, and other administrative cost. All application fees are Non-refundable. If your application is approvable, but not the approved one for the property for which you are applying, you may consider applying for other available properties that we may have, without payment of an additional application fee.
  • What is your pet policy?

    No pets (with the exception of medically necessary pets) of any kind are permitted without specific written permission of Management in the lease document (an addendum to lease), a non-refundable pet fee acceptable to landlord and/or an additional pet deposit or additional security deposit. Fees and deposits are waived for medically necessary pets. The following pets will not be accepted under any circumstances, GERMAN SHEPERDS, DOBERMANS, PIT BULLS (STAFFORDSHIRE TERRIERS), CHOWS, ROTTWEILERS, SIBERIAN HUSKIES, AKITAS, MALAMUTES, PRESA CANARIOS AND WOLF-HYBRIDS. A pet application and supporting documents are required for all pets.
  • How is prorated rent calculated?

    The amount of the rent divided by 30 times the amount of days left in the month to include the day of move in.
  • Can I pay my rent Electronically?

    Yes, we encourage all of our tenants to pay electronically as this is the fastest, most accountable, and most reliable means to pay rent. You may also pay by mail and in our office.
  • Do you have a Utility Directory?

  • How do we handle maintenance request.

    First, review your lease to see if your property has a home warranty. If not, please complete the Work Order Request form
  • What if I want to paint, install additional phone lines or add cable outlets or a satellite TV to the property?

    Please consult your lease. A written request must be received and approval given by Legends Realty prior to any changes or additions to the property. Paint and Cable/Dish/Satellite Forms
  • How do I add or remove a roommate?

    Wanting to remove tenant(s):
    1. We need a letter signed by all parties on the Lease requesting specific tenant(s) are looking to vacate.
    2. We need supporting documents from REMAINING tenant(s) showing the three to one income requirement is met. (Two months: Paycheck stubs, three months: bank statements, child support, retirement, etc)
    3. Payment history and compliance history is reviewed in addition to income criteria for determining removal eligibility.
    4. Fees:
      1. $75.00 Tenant Removal Fee (PER EACH REMOVING TENANT)
      2. $100.00 Lease Preparation Fee
    5. Once approved, each vacating tenant has to sign a “Tenant Vacating Agreement (Other Tenant(s) Remaining)” (As well as the current/Remaining Tenant(s).)
    6. Upon receiving the signed “Tenant Vacating Agreement (Other Tenant(s) Remaining)”, we will order a new Lease that would need to be signed by ALL parties.
    Wanting to add tenant(s):
    1. We need a letter signed by all parties on the Lease requesting tenant(s) are looking to be added.
    2. New Tenant(s) would have to fill out the Application, Residential Selection Criteria Form & submit all required supporting documents which are:
      1. Income Verification (Two months: Paycheck stubs, three months: bank statements, child support, retirement, etc)
      2. Photo ID
      3. Application Fees
    3. Fees:
      1. $60.00 Application Fee (PER EACH ADDING TENANT)
      2. $75.00 Tenant Addition Fee (PER EACH ADDING TENANT)
      3. $100.00 Lease Preparation Fee
      4. $200.00 Guarantor Fee (if applicable)
    4. Once approved, each added tenant has to sign a “Tenant Addition Addendum” (As well as the current tenant(s).)
    5. Upon receiving the signed “Tenant Addition Addendum”, we will order a new Lease that would need to be signed by ALL parties.

    *If you are removing & adding new tenant(s) all at one time, there is only one (1) $100.00 Lease Preparation Fee.*
