Our Unique Differences

There is far more to Apopka property management than leasing the properties, collecting rent, organizing regular inspections, and handling repairs and maintenance.

Because we’ve been in the industry for numerous years, we have personally experienced and learned to deal with multitude of situations and challenges arising from property management. We strive to think outside the box when it comes to looking after your investment, as not everything is “black and white” when you manage a tenancy.

In choosing our staff to take care of Apopka property management, we set the highest standards. We select our staff based on positive attitudes, and we train them well to ensure they are the key to this business. Based on our experience, and knowledge of the industry, we know that there are a series of core competencies that an outstanding property management organization must master and display and these underpin our mission statement.

Core Competencies

At Legends Realty, we are proud to offer our clients with the following core competencies:

Responsible, dedicated people

When you engage Legends Realty, you can expect us to always take firm, polite and decisive action on your behalf in managing your property. We are committed to your success.

Knowledgeable AND Experienced

With over 30 years’ direct experience of this specialized industry, we know property management inside and out, keeping in mind the current legislation and legal requirements that must be met.

Excellent communication skills

Owners, Investors, and Tenants can expect clear, proactive, and timely communication in all matters relating to all property management questions – from leasing inquiries through to regular property review arrangements, managing accounts and dealing with repairs and maintenance promptly and effectively.

Proven ability to work with people

To be an effective property manager working with people must be a pleasure. We especially enjoy this aspect of our work; we are decisive and effective when problems arise and if the interests of our clients are affected.

Systems-Driven

It is often said that people do not fail – it’s systems that fail and the blame falls inevitably on people. We understand this, and we have invested in up-to-date, time saving technology to streamline processes which in turn ensures our property managers are available to address inquiries and check in with our clients.

Proactive solutions

A critically important skill in property management is to “look to the horizon” to identify challenges early. We place great importance on preventative maintenance to extend the life of costly installations like heating, cooling, and plumbing systems which translates to a greater return on your investment.

Our attitude to maintenance aligns with our attitude to successfully managing the tenancy: we always think ahead and plan accordingly.

Highly organized

A common industry complaint is that property managers struggle to stay on top of basic management tasks, and property owners report that they often feel left out of the loop. From the start, Legends Realty has been premised on highly organized systems. This enables us to handle properties effectively, ensuring that monthly accounts and rental reports are accurate and up-to-date.

We ensure our systems accommodate our growing business and deliver information in a timely and effective way.

Negotiation skills

The best property managers establish rapport and common ground, which is the groundwork for successful negotiation and smooth conflict resolution. Our people have these well-developed core skills and navigate adeptly through sensitive matters.

Compliance

Clients expect and require us to protect their interests and their property as well as money. Legends Realty implements compliance procedures which safeguard against situations that are known to result in unnecessary insurance claim.

Apopka Area Information

Apopka is a city in Orange County, Florida. The city's population was 41,542 at the 2010 census, up from 26,969 at the 2000 U.S. Census. It is part of the Orlando–Kissimmee–Sanford Metropolitan Statistical Area. Apopka is a Seminole word for "Potato eating place". Apopka is often referred to as the "Indoor Foliage Capital of the World".

The earliest known inhabitants of the Apopka area were the Acuera people, members of the Timucua confederation. They had disappeared by 1730, probably decimated by diseases brought to Florida by Spanish colonists.

Apopka is known for having one of the longest-serving mayors in the United States. John H. Land, first elected in 1949, served for 61.25 years (with a short three-year gap), making him the longest serving mayor in Florida and longest serving full-time mayor in the United States through 2014.

This bridge was built by Orange County, FL and the City of Apopka, FL over State Road 441 connecting two sections of the Rails-to-Trails system forming the West Orange Trail for bicyclists and pedestrians. It opened in June 2007.

On April 8, 2014, Apopka City Commissioner Joe Kilsheimer won an election to succeed John H. Land as mayor. Kilsheimer was sworn in on April 22, 2014 Source From Wikipedia
